Almost nobody asking this wants a median. A seller is asking whether they are too late and whether they will have to cut. A buyer is asking whether they have any leverage. One number answers both, so it goes first.

of homes sold this year closed for less than the seller first asked, at a median reduction of about $15,001.
Half still found a buyer inside 12 days. Both things are true at once, and the gap between them is the whole story: priced right, a house here finds a buyer in under two weeks. Priced wrong, it sits, the price comes down about $15,001, and it sells anyway. The market is not deciding what your house is worth. It is deciding how long you take to find out.
If you are selling: what are the odds you cut your price?
This is the number that decides how your sale goes. It varies more by community than anything else on this page, from 45% in Hilliard to 61% in Marion. A high share does not mean a weak area. It usually means sellers there start high, and the market takes its time correcting them.
If you are buying: what does each community actually cost?

How this was compiled
Every figure comes from 23 exports of residential closings recorded in the Columbus REALTORS MLS between January 1, 2026 and September 14, 2026, deduplicated on listing number. A community is only shown when it has enough recorded sales to support a median (sixty closings this year), which is why some Central Ohio towns are absent rather than shown with a number built on a handful of transactions. Days on market excludes listings the MLS recorded without a count.
