About this land
140 acres of rolling Perry County countryside bordering Wayne National Forest -- a rare recreational retreat with unlimited potential. Over 2900' of road frontage. This Saltlick Township property offers privacy, wildlife, and direct access to thousands of acres of public land. Recent timber harvest has reset the landscape, creating prime early-succession wildlife habitat and a blank canvas for the conservation-minded buyer. Replant, manage, and shape this ground from the start -- the best hunting on this property is ahead of it, not behind it. New growth will draw deer, turkey, and small game as this land comes back stronger than ever. The diverse terrain features scenic views, multiple ponds, a meandering creek, and an established trail system ideal for ATVs, horseback riding, or exploring. Located just 8 miles from the New Straitsville OHV Trailhead with 75 miles of ATV trails and adjacent to Wayne National Forest public hunting grounds, outdoor recreation opportunities are virtually limitless. AEP electric is available at the road with no zoning or deed restrictions -- build your dream cabin, establish a family compound, or develop a hunting camp on your terms. An additional ~160 acres is available for buyers seeking an even larger footprint. Just 3.5 miles from Shawnee, 8.5 miles from New Lexington, and under an hour from Columbus. Southern Local School District. Two parcels included, acreage subject to new survey. A once-in-a-generation opportunity to own and steward a significant piece of Southeast Ohio's most sought-after recreational corridor. Schedule your private showing today.
