How much does a Pulte home cost?

Their listings run $349,900 to $1,584,847. That is the asking range, not the all-in number: lot premium, structural options you commit to before the foundation is poured, and the design centre all sit on top.

Do I need my own agent to buy from Pulte?

You do not need one and it usually costs you nothing, which is exactly why touring alone is the expensive move. The builder has already budgeted a cooperating commission. If you walk the model unrepresented and sign the guest register, most builders will treat you as their customer from then on and simply keep it.

What is Pulte offering right now?

They do not publish it, and most builders here do not. Incentives vary a great deal builder to builder and move month to month, and the same builder will structure the offer differently depending on the loan product. Closing cost help, a rate buydown, a design centre allowance and a lot premium credit are separate levers worth very different amounts to different buyers.

Before you tour a Pulte model

Most builders decide representation at the guest register on your first visit. Tour alone, sign it, and they will generally treat you as their customer from that point on. The builder has already budgeted a commission either way, so the only question is whether anyone is on your side of the table.

Want to see what Pulte is building?

Builders are good to work with, and most of them genuinely like working with agents. Just understand the incentive: if a builder can close you without paying one, they will. That is not villainy, it is math.

Register with me first and I stay on the front lines. I am the one making sure they measure twice before they cut once. That the base price is actually the base price. That the lot premium, the finish allowances, and the change you asked for in March are all still in writing in September.

Most builders require your agent to register with you on your very first visit. Walk into the model alone and you can lose representation in that community for good, and it would have cost you nothing, because the builder already budgeted for it.
