Cost to Live in Muirfield Village, Dublin Ohio (2026): Dues, Taxes, Home Prices
The Muirfield Association charges an annual assessment of $2.30 per $1,000 of the value the Franklin County Auditor places on your home. On a house the auditor carries at $758,000, that is about $1,743 a year. The Dublin property tax bill on that same value runs roughly $18,500 before credits. None of it buys you a tee time.
That last sentence is the one that catches buyers. People shop Muirfield Village because of the golf, sign a contract, and then find out that the courses and the homeowners association are three separate organizations with three separate bills. I pull the auditor record and the association page before I write an offer here, every time, because the carrying cost of a Muirfield home is a stack of numbers and only one of them shows up on the listing.

What Is Muirfield Village?
The Muirfield Association says the community was created in 1974 from rural countryside in Dublin, designed by Jack Nicklaus, Muirfield Ltd., and teams of planners, architects and builders. It has grown into roughly 8,000 residents across the north side of Dublin, with 250 acres of maintained common grounds and more than 29 miles of paved pathways.
It is also close to finished. The association states that only about eleven undeveloped lots currently remain in the village. That single fact drives most of what follows. When a community stops producing new inventory, the resale stock becomes the market, and the carrying costs on that stock become the real negotiation.
What Does the Muirfield Association Assessment Cost?
The association publishes its math plainly, which I appreciate and which is rarer than it should be.
The annual assessment rate is $2.30 per $1,000 of the fair market value as placed on the property by the county auditor. The association states directly that the selling or buying price of the property is never used to calculate the amount. It is billed one year in arrears, the same way property taxes work in Ohio. The invoice goes out between late January and early February, and residents have 30 days from the invoice date to pay the balance.
Two details matter at a closing table. First, because the assessment tracks auditor value and not sale price, a buyer paying above the auditor's number does not automatically inherit a bigger bill in year one. Second, the association states that it does not charge a transfer fee or any other fee when a property is bought or sold. A lot of golf-community associations do. This one does not.
Here is what the assessment and the gross Dublin tax bill look like across the price band this community actually trades in. The assessment column is the association's published rate applied to auditor market value. The tax column applies the City of Dublin's published formula to the auditor's published effective rate for district 273, before credits.

Two warnings on that table. The auditor's market value is not your purchase price, so run the real parcel, not the list price. And the gross tax column comes down for an owner-occupied home: the auditor's 2025 rate table lists a non-business credit of .074409 and an owner-occupancy credit of .018602 for district 273, which together trim roughly nine percent off the gross figure. The exact bill belongs to the parcel. Get it from the auditor before you write.
Do Sub-Associations Charge Extra in Muirfield Village?
Sometimes, and this is the line item buyers miss most often.
The association states that its Declaration governs all properties in Muirfield Village, but that some neighborhoods carry additional architectural and maintenance restrictions enforced by separate sub-associations. It names eleven of them: Berkshire Commons, Birnam Wood, Glenbarr, Lochslee, Mews, Moors, Muirfield Greene, Village at Muirfield, Weybridge East, Weybridge West, and Woods at Muirfield. Some of those sub-associations handle lawn care and common-area maintenance, which is the reason they exist and the reason they bill.
The association does not publish dollar amounts for any of them. It publishes contact names and phone numbers, which means the only honest way to get the number is to call. So call. Before the inspection period closes:
- Confirm from the plat and the association whether the specific address sits inside a sub-association, and which one.
- Get the current annual amount in writing from that sub-association's representative or its maintenance agency.
- Ask what the amount covers, specifically whether lawn, mulch, snow, or private drive maintenance is inside or outside the fee.
- Ask whether an assessment increase or a special assessment has been voted or discussed for the coming year.
Four questions, one phone call, and you stop being surprised in February.
What Are Property Taxes in Muirfield Village?
Muirfield Village sits in Franklin County tax district 273, listed on the auditor's rate table as City of Dublin, Washington Township, Dublin City Schools.
The Franklin County Auditor's 2025 property tax rate table lists that district with a gross rate of 145.04 and a Class 1 residential effective rate of 69.759523. The City of Dublin's own 2026 resident guide to local taxes publishes the same residential rate rounded to 69.76, along with the formula: property valuation divided by 1,000, times the residential tax rate, times .35, because taxable value in Ohio is 35 percent of market value.
Run that formula on $100,000 of market value and you get about $2,442 in gross annual tax. That is the multiplier to keep in your head when you tour here. Every additional $100,000 of auditor value is roughly another $2,400 a year, before credits, forever.
There is a timing wrinkle for 2026. The Franklin County Auditor is conducting what the office calls a Property Value Update, which it describes as required at the three-year midpoint of the six-year revaluation cycle and different from a reappraisal because each property is not visually inspected. The auditor's published schedule notifies owners of new values in June 2026, offers property owners the chance to speak with an appraiser in person or virtually between July 28 and September 5, 2026, and concludes the update in December 2026. The last full reappraisal was 2023.
For a Muirfield buyer that matters twice over, because auditor value drives both the tax bill and the association assessment. One number moves and two bills follow it.
Does Buying a Home Here Include Golf Club Membership?
No, and this is the single most expensive assumption a buyer can make in this community.
The Muirfield Association states it plainly: although Muirfield has two beautiful golf courses within its boundaries, neither is part of the Muirfield Association. Muirfield Village Golf Club, the course Jack Nicklaus built and the home of the Memorial Tournament, is independently operated. The Memorial Tournament's own course history says the land was acquired in 1966, construction began July 28, 1972, and the course was officially dedicated on Memorial Day, May 27, 1974, with an exhibition match between Nicklaus and Tom Weiskopf.
The Country Club at Muirfield Village is a separate club, also inside the community, on its own Jack Nicklaus signature course. Its website describes more than 40 years of tradition and lists membership categories including Corporate Golf and Full Golf, Executive Weekday Golf, Junior Golf for individuals 23 to 39, Gold Golf, Full Social, Social Pool, and Social Clubhouse. Full Golf members get the clubhouse, fitness facility, tennis courts, pool, and unlimited rounds.
Neither club publishes an initiation figure or a dues schedule on its own website. I checked both. The Country Club at Muirfield Village asks prospective members to submit an inquiry to receive additional details. There are third-party sites that publish estimates for both clubs, and I will not repeat those numbers here, because a guess printed next to a real one starts looking like a real one. If golf access is part of why you are buying, inquire with the club in writing before your inspection period ends, and treat the answer as a separate line in your budget.
What Do Homes Sell For in Muirfield Village?
MLS-fed listing data for Muirfield Village pulled August 24, 2026 shows nine active listings, a median list price of $758,000, an average of $222.92 per square foot, and an average of 95 days on market. The recent-sales set on the same pull runs 56 homes with an average of 42 days on market and $213.02 per square foot.
Individual closings in that recent set run from about $545,000 to $1,200,000. Two that show the shape of the housing stock:
- 8544 Cartney Court, three bedrooms, 2,826 square feet, built 1989, sold at $600,000.
- 5586 Loch More Court West, four bedrooms, 3,035 square feet, built 1980, sold at $608,000.
Read those build years, because they are the story. This is a community developed from the mid-1970s forward, so the inventory is largely 1975 to 1995 construction on mature lots with mature trees. Priced per square foot it looks like Dublin. Priced per calendar year of remaining mechanical life, it does not. Roofs, windows, original zoned HVAC, polybutylene supply lines in a certain vintage, and 40-year-old decks are all live questions here in a way they are not in a 2019 build three miles north.
The 95-day average on actives against the 42-day average on the sold set tells you the rest. Correctly priced Muirfield homes trade. Aspirationally priced ones sit and then reduce.
What Do the Schools Rate?
Muirfield Village is served by Dublin City Schools. On the Ohio Department of Education's 2024-2025 district report card, Dublin City rates 4.5 stars overall, with 5 stars in Gap Closing, 5 in Graduation, 4 in Achievement, 4 in Progress, 4 in College and Career Readiness, and 3 in Early Literacy. What Should You Check Before You Write an Offer Here?
The five-item version I run for my own buyers:
- Pull the parcel's current auditor market value, not the list price, and calculate both the assessment and the tax from that number.
- Identify whether the address sits in a sub-association and get that fee in writing.
- Read the Declaration, and understand that the Design Control Committee requires written approval before any exterior change, removal, or addition, including painting, roofs, windows, landscaping, decks, pools, and fences. If your plan for the house involves changing the outside of it, that is a pre-offer conversation, not a post-closing one.
- Inquire with the club directly if golf access is part of the purchase logic, and get the answer before your inspection period ends.
- Budget for the 2026 Property Value Update. New values land in June, the review window runs July 28 to September 5, and both of your annual bills key off the result.
The Honest Read
Muirfield Village is a finished, wooded, Nicklaus-planned community with about eleven lots left and a homeowners association that publishes its own math and does not charge you to leave. That is a rare combination and it is why the resale stock holds.
What it is not is a package deal. The house, the assessment, the sub-association, the tax bill, and the golf are five separate decisions with five separate numbers, and the listing sheet shows you one of them. Buyers who treat it as one number get a February they did not plan for.
