Which Columbus Suburbs Have 3-Car Garages? 171 for Sale Now

171 of the 658 single family houses for sale across eight Columbus suburbs have three or more garage bays. About one in four. A third bay sounds like a small ask and it quietly removes three quarters of the market.

Where those 171 sit decides how much of a search you have.

Corrected October 5, 2026. The first version of this post, published October 3, counted 268 of 1,065 listings. That total included houses already under contract, which you cannot buy. Every figure below is now Active listings only. The shares barely moved. The counts and the Powell number did, and I would rather fix it in the open.

In New Albany more than half of what is for sale qualifies. In Grove City and Westerville more than four of every five houses do not. Same requirement, completely different search.

How Much Does the Third Bay Actually Cost?

This is where the obvious number misleads you.

SuburbMedian 2-bayMedian 3+ baySticker gap
Upper Arlington$950,000$2,395,000$1,445,000
New Albany$665,000$1,925,000$1,260,000
Dublin$599,900$1,099,000$499,100
Lewis Center$574,400$1,028,264$453,864
Powell$499,485$950,000$450,515
Westerville$499,999$759,450$259,451
Grove City$419,700$677,450$257,750
Hilliard$516,997$763,450$246,453

Read that column as the price of a garage and you will talk yourself out of something that is not expensive. Those houses are much bigger. In New Albany the three bay listings run a median 4,820 finished square feet against 2,013 for the two bay listings. In Powell it is 4,731 against 2,134. You are not pricing a bay, you are pricing roughly twice the house. Upper Arlington has only five three bay houses for sale, so treat its row as five houses and not as a market.

Is a 3-Car Garage Worth It Per Square Foot?

Hold size constant and the premium mostly disappears.

Suburb2-bay $/sq ft3+ bay $/sq ftDifference
Powell$225$230$5
Upper Arlington$347$354$7
Hilliard$210$219$9
Westerville$214$225$11
Grove City$211$224$13
Dublin$230$273$42
Lewis Center$229$289$60
New Albany$279$344$65

Across all eight towns the median is $250 per square foot with three bays against $221 with two. Twenty nine dollars.

Powell is the answer to the question most buyers are asking. Five dollars a foot, 31 houses with three or more bays, 27 percent of what is for sale. If a third bay is on your list and your budget is tight, that is where it costs you close to nothing beyond square footage you were going to buy anyway. Hilliard and Westerville are close behind at $9 and $11.

New Albany is the opposite. It has the most three bay inventory in the metro by share and the highest premium per foot in it, $65. You are paying for New Albany, and the garage comes along.

Are 3-Car Garage Homes Newer?

Mostly, and that matters for what else comes with the house.

The median three bay listing was built in 2022 in Lewis Center and 2019 in Hilliard, against 2004 and 1999 for two bay listings in those towns. That tracks what I see on the ground: builders started treating the third bay as standard in the upper trim levels, so filtering for it tends to filter you into newer construction and its price and tax behavior.

Powell inverts it. Two bay listings there carry a median year built of 2022 against 2004 for three bay, because Powell's newest product is going up on smaller lots. If you want a third bay in Powell you are mostly shopping the 2000s, which is also why the per foot premium is so small. I broke the Powell new-versus-resale math down separately in new construction in Powell against resale.

What Does the Third Bay Get Used For?

Worth being honest about, because it changes which houses work.

A third bay is usually one of three things. It is a tandem, meaning a single-width stall running deep behind one of the other two, which fits a motorcycle, a mower and a workbench but will not fit a full-size truck alongside. It is a true side-load third stall, which is the one people picture, and it is almost always on a wider lot. Or it is a converted bay that the listing still counts, finished out as a gym or a shop, which means you get the square footage but not the parking.

The MLS field counts all three the same way. So the 171 number above is the ceiling, not the inventory of usable three-car parking, and the only way to tell which you are looking at is the photos and a walk. On a tandem, measure the depth before you fall in love with it. A standard full-size pickup needs about 20 feet of clear depth and plenty of tandem stalls are built to 18.

The practical version: if what you need is a third vehicle under roof, filter for three bays and then rule out roughly a third of what comes back on layout. If what you need is shop or storage space, a tandem is often the better value, because the market prices it the same and fewer buyers want it.

Does Wanting Three Bays Change Your Property Tax Picture?

Indirectly, and by more than people expect.

Because the three bay inventory skews newer and larger, filtering for it tends to move you into houses with a higher auditor value, and in Central Ohio the tax line is where that shows up. A Westerville three bay listing at the median is 3,352 finished square feet against 2,300 for two bays. That is not a garage decision, it is a different tax bill, and the gap compounds every year you own it.

The newer skew carries a second effect. New construction in Central Ohio often shows a first-year tax figure built on a vacant or partially improved lot, which means the number on the listing can be a fraction of what the bill becomes once the county reassesses the finished house. If your three bay search pulls you toward 2021 and newer product, verify the tax line on the specific parcel rather than the one printed on the listing sheet.

How Fast Does This Inventory Move?

Active counts are a snapshot and this one has a short shelf life.

These 658 listings are what was actively for sale on October 5, 2026. Central Ohio inventory turns over weekly, and the three bay subset turns faster in the towns where it is scarce, because the buyers who require it have nothing else to look at. In Westerville and Grove City, where 20 and 18 listings qualify, a single week of absorption is a meaningful share of the available set.

That is the argument for deciding the suburb question before the house question. If you have settled on Westerville and you need three bays, you are watching a list of 20 and you should be set up to see new ones the day they hit rather than on a Saturday search. If you are open on the suburb, Powell and Dublin give you 58 between them, and Powell's price per foot does not punish the requirement.

What to Do With This

If a third bay is a hard requirement, the suburb you pick decides whether you are shopping a full market or a sixth of one. Powell, Dublin, Lewis Center and New Albany all give you a market to work with. Westerville and Grove City mean you are competing for about 20 houses apiece.

If it is a preference rather than a requirement, Powell, Hilliard and Westerville let you have it for $5 to $11 a foot, and the money you thought was buying the garage is buying floor area.

For how these towns compare on everything other than the garage, I put them side by side in Dublin vs Powell vs Westerville vs New Albany. You can also browse what is listed right now in Westerville and Powell, or start from the whole Central Ohio search.

Common questions

Which Columbus suburb has the most 3-car garage homes for sale?

By share of what is for sale, New Albany. 28 of its 50 active single family listings have three or more bays, which is 56 percent. By raw count, Powell has the most at 31, followed by New Albany at 28 and Dublin at 27. At the other end, Grove City is 13 percent and Westerville is 17 percent, so in those two towns a third bay rules out more than four of every five houses on the market.

How much does a 3-car garage add to the price of a Columbus house?

Far less than the sticker gap suggests. The median three bay listing costs $259,451 more than the median two bay listing in Westerville and $450,515 more in Powell, but three bay houses are also much larger, 3,352 square feet against 2,300 in Westerville. Measured per square foot the premium falls to $11 in Westerville, $9 in Hilliard and $5 in Powell. The number you are paying is mostly for the house, not the bay.

Where is a third garage bay cheapest in the Columbus suburbs?

Powell. Three bay listings there run $230 per square foot against $225 for two bay listings, a $5 difference, and 27 percent of what is for sale qualifies. Hilliard at $9 per square foot more and Westerville at $11 are close behind. The expensive places to want one are New Albany at $65 per square foot more and Lewis Center at $60.

Are 3-car garage houses newer in Columbus?

Usually, but not everywhere. The median three bay listing was built in 2022 in Lewis Center and 2019 in Hilliard, against 2004 and 1999 for two bay listings in the same towns. In Powell the pattern inverts, with two bay listings at a median 2022 and three bay at 2004, because Powell's newest construction is skewing toward smaller lots.
